You need a 20% down payment

20% is ideal, if you want to avoid private mortgage insurance (PMI) but lenders will offer home loans with down payments as low as 0% to 5%.

You need a high credit score

All lenders are the same

You do not need perfect credit to buy the perfect home.  There are loans available for buyers with lower credit scores.

Rates can vary as much as a percent depending on the lender, so talk to several lenders before committing.  

You do not need a home inspection

Spend the money for a thorough inspection, because in the long run it can save you a lot of money and time, even for a new construction home.  

 You can save money by choosing not to work with a real estate agent

Buyers usually do not pay a realtor’s commission.  The agent’s fee is paid at the closing by the seller of the home you are buying.  

Your only upfront cost is your down payment

You cannot qualify for a mortgage if you are still paying off your student loans

At closing, you will pay your down payment, but you will also bring closing costs to the table as well. Closing costs can range from 3%-6% of the purchase price.  

Some buyers may feel more comfortable paying off their existing debts before venturing into the home buying process. However, it is not a requirement.

SC PROGRAMS

There are several first time homebuyer programs that offer benefits to individuals purchasing their first home.  The SC Housing Homebuyer Program offers first-time homebuyers who qualify, down payment assistance and low fixed interest rates. 

 

The Palmetto Heroes Program is for first-responders, teachers, corrections officers, active-duty military, veterans, SC Army and Air National Guard and licensed medical professionals.  The heroes that qualify may receive a reduced fix rate and funds for down payment assistance while funds last.
